If it’s listed at the right price from the beginning, it generates more interest, more viewings and greater negotiating power, avoiding unnecessary price reductions.

A correct valuation isn’t based on listed ads, but on actual sales, the current market situation and the property’s specific characteristics. That’s why it’s essential to carry out a professional, objective study that sets a strategic asking price.

Time to sell

If the sales strategy is right and the price is aligned with the market, a property should not take more than 3 months to sell. The time mainly depends on the price, presentation, demand in the area, and the marketing strategy.

Yes, it is completely possible. There are options that allow you to sell the property and agree with the buyer on a period to remain in it for a few months, for example until you find another home or organise the move. This agreement is set out in writing in the deposit contract or in the deed, establishing the length of stay and the conditions, to ensure security and peace of mind for both parties. This way, you can sell with peace of mind without having to move immediately or feel pressured during the process.

The property market is constantly moving. Homes are sold all year round, even in summer and at Christmas. The most important thing is not the month, but the strategy, positioning, and the asking price.

For buyers who want to buy a home

Budget and financing

In addition to the purchase price, it’s advisable to have approximately an additional 10%–12% for costs and taxes. This includes notary, land registry, taxes, valuation and possible administrative costs.

In most cases, no, as banks usually finance up to 80% of the purchase price or appraised value. However, depending on your profile and financial situation, our finance department may be able to secure higher financing, even close to 90%–95% in some cases. Even so, there are always additional costs that the buyer must cover.

It is most advisable that the mortgage payment does not exceed 30%–35% of monthly income. This helps maintain financial stability and approach the purchase with peace of mind and long-term security.

About the property

It’s essential to assess the state of repair, the installations (electricity and plumbing), the orientation, community fees, possible special assessments and the property’s legal status. A full review avoids future surprises and provides confidence in the decision.

Built area includes walls, structural elements, and communal areas. Usable area is the actual liveable space within the property. Knowing this difference is key to correctly assessing the size and functionality of the property.

Costs and buying process

Mainly taxes (ITP or VAT depending on the type of property), notary, land registry, valuation and administrative agency fees if financing is requested. These costs are usually approximately between 10% and 12% of the purchase price.

It is an agreement prior to the sale and purchase by which the property is reserved and the terms of the transaction are set until signing at the notary. It provides security for both the buyer and the seller.
