A home’s true value is determined by current demand, the area, the property’s condition and recent sales of similar homes. Many times, as owners, we tend to set the price based on emotions, memories or expectations, rather than real market data. When the price isn’t aligned with the market, the home simply won’t sell.

You can set whatever price you want, but if it’s above the market, the home will take much longer to sell. When a property is listed too expensively and stays advertised for too long, it becomes "stale" on property portals. Buyers start to distrust it and think something is wrong, which often ends up meaning it sells for less than if it had been priced correctly from the start.

It’s usually not the best strategy. The first few weeks are key, as that’s when the home gets the most visibility and attracts the most active buyers. If it’s listed at the right price from the beginning, it generates more interest, more viewings and greater negotiating power, avoiding unnecessary price reductions.

A correct valuation isn’t based on listed ads, but on actual sales, the current market situation and the property’s specific characteristics. That’s why it’s essential to carry out a professional, objective study that sets a strategic asking price.

Everything you need to know before buying

In addition to the purchase price, it’s advisable to have approximately an additional 10%–12% for costs and taxes. This includes notary, land registry, taxes, valuation and possible administrative costs.

In most cases, no, as banks usually finance up to 80% of the purchase price or appraised value. However, depending on your profile and financial situation, our finance department may be able to secure higher financing, even close to 90%–95% in some cases. Even so, there are always additional costs that the buyer must cover.

It’s essential to assess the state of repair, the installations (electricity and plumbing), the orientation, community fees, possible special assessments and the property’s legal status. A full review avoids future surprises and provides confidence in the decision.

Mainly taxes (ITP or VAT depending on the type of property), notary, land registry, valuation and administrative agency fees if financing is requested. These costs are usually approximately between 10% and 12% of the purchase price.
